Are you going to buy my house or list the property on MLS?

Excellent question. We are not real estate agents, and we do not list homes. We are expert home buyers, and we buy houses in DFW that fit our criteria. We may then repair the house and resell it to another homeowner, or we may keep it as a rental for ourselves.

Do you pay reasonable prices for real estate?

Many of the homes we buy are priced below market rate (we do this so we can resell it at a profit to another home owner). We’re hoping to get a good deal on a house. However, in our personal observation, many sellers aren’t expecting a large “windfall” on their home, but rather value the fact that we can offer cash, close quickly (no waiting for financing), and there is no time, effort, or expense on your part to fix up the property or pay agent fees. If that’s what you’re going to look for and you see the benefit of getting your house sold quickly, let’s see if we can work out a fair win-win situation. (Moreover, our absolutely zero pricing commitment means that you are under no obligation to accept the offer we make… but it’s great to know what we have to offer!)

How do you decide how much to offer on my house?

Great question, and we’re happy to answer it: Our procedure is very simple. We consider the property’s location, what repairs are required, the current condition of the property, and the values of comparable houses that have recently sold in the area. Many bits of info are considered… and come up with a reasonable price that works for both of us.

Is there a fee or commission for working with you?

This is what distinguishes us from other methods of selling your home: there are no fees or commissions when you sell your home to us. We’ll make you an offer, and if it’s a good fit, we’ll buy your house (and cover the closing costs!). There is no fuss. No fees. We make money after we pay for house repairs and sell it for a profit.

Do you need to come to my house?

In most cases, after viewing the property, we can offer you more money. Here’s why…. All investors need to know precisely what repairs the house requires to be in perfect condition, or the ARV (after repaired value). Wholesalers who make offers over the phone without first seeing the item overestimate the repair budget to cover potential costs that may or may not exist. The lower the cash offer, the higher the repair budget. So, to summarize… we insist on seeing the house in order to get a complete picture of the property, learn about our sellers’ situation, and offer the most cash possible! And there’s nothing wrong with making more money when selling a home:).

What distinguishes you from a real estate agent?

Realtors list properties in the hopes that they will be purchased. If there are any prospective buyers, the agent shows the properties to them (the typical process of selling a property in many markets right now is 2-5 months) and then takes a percentage of the sale price if they find a buyer. The agent’s commission is typically 3-6 percent of the sale price of your home (so if you sell a $200,000 home, you’ll pay between $6,000 and $12,000 in commissions to the realtors). Agents are a great resource for those who can wait 6-12 months to sell and are willing to give up some of the sale price to cover realtor fees. But here’s where we differ: we’re not real estate agents; we’re home buyers. Our business actually buys houses. We do not sell houses. We can make a decision to buy your house within a couple days because we are the ones buying it from you and we pay in cash (sometimes the same day). Again, we make a living by taking the risk of buying a house with our own money, repairing it, and marketing it ourselves to find buyers.

Is there any obligation if I submit my information?

There is no obligation on your part. Once you tell us a little bit about your property, we’ll take a look at it, possibly set up a call with you to learn more, and make you an all-cash offer that’s fair for both of us. From there, it’s entirely up to you whether or not you want to sell your home to us… and we will not bother or harass you… It is entirely your choice, and we will leave it to you to determine what is best for you.
